This walks you from a single listing to your first scored deal in the web app. It takes a few minutes. If you'd rather have your AI assistant do this, see How do I connect Cursor or another MCP client? first.
1. Sign up

Go to app.realtypad.ai and choose Create a personal workspace on the sign-in page.

Your first workspace starts a 30-day Basic trial. No credit card is needed to start.

After signup you land on Getting started. You can Skip it for now and come back later from the account menu.
2. Import a listing

On Deals (the home page), click Import.

Paste an Address or listing URL (one or the other, not both).

Pick the Purpose (investment or owner-occupied) and, if asked, the Income strategies you care about.

Click Auto import.
RealtyPad looks the property up on public listing sites and then researches it for you: property details, photos, market trends, appraisal & tax, comps, and underwriting inputs.
Don't have a listing link? Use the Manual entry steps in the same Import window. Only the address is required; you can add the numbers later.
3. Watch the progress

A side panel shows each research step as it runs. You can close it and keep browsing; progress is saved.

When a deal exists, click Open deal.
4. Read the score
On the deal page, start with Home. It has the headline numbers and a short Status note.

Financials shows the underwriting worksheet, scenarios, and scores.

Hold projection shows IRR and equity multiple for investment deals.

Comparables, Trends, Appraisal & Tax, and Expenses show the evidence behind the numbers.
5. Fill any gaps
Most new deals pause because rent, tax, or insurance still needs checking. That's expected, not an error.

Open the deal's Work tab to see what's missing.

Or open Triage from the Deals page to see every deal that needs input.

Scores update when you change the inputs.
